We took a look at how we helped our partners navigate the shifts in the short let industry in 2020 and 2021 and wanted to share the results.

After the first wave of Covid cases hit the UK in March 2020, there was a brief reprieve over the summer before cases once again began to increase and the country went back into lockdown. This was a pivotal time for the short let industry to recoup the lost revenue from the first period of lockdown and prepare for what would be difficult months ahead.
We analyzed how listings using Beyond’s adaptive pricing algorithm fared during this important time and found that they achieved 8% higher revenue from rates that were on average 15% higher than their competitors. Knowing when to raise your rates during a rebound is all about timing, and the agencies and owners who were able to do that quickly, efficiently, and responsibly were the ones who profited.
Looking into the future, we have high expectations for Summer 2021. The predominant risk this year is selling out too quickly, not sitting empty. While summer hasn’t officially started yet, properties priced by agencies and owners who work with Beyond are achieving 21% higher revenue while only selling 2% more nights. We are helping our partners to automatically raise rates responsibly to capture the increased local demand we are seeing - the result is higher ADRs.
